The Rail Land Development Authority (RLDA), an official authority of Indian Railways, has issued a call for bids to develop a residential plot in Sewa Nagar and Lodhi Colony in Delhi.
The entire land area is divided into three sections: Part-A and Part-B in Sewa Nagar and Lodhi Colony. The total land area measures 43,345.82 square meters, of which 16,058.40 square meters is leased for residential construction for a period of 99 years.
The remaining estimated area of 27,282.42 square meters in Sewa Nagar Part-B will be used for the redevelopment of the existing railway colony. Part A (Sewa Nagar) and Lodhi Colony will be offered to the developer for commercial development.
The reserve price for the site is Rs 3.55 billion. Currently there are 278 existing flats, of which 202 in Sewa Nagar and 76 in Lodhi Colony.
The Sewa Nagar colony site is a rectangular and flat piece of land divided into parts by the access road.
Ved Parkash Dudeja, Vice Chairman of RLDA, stated: "First-class areas such as Lodhi Colony, Chanakyapuri Diplomatic Enclave and Golf Links are among the most sought-after locations in the city."
During the current financial year, RLDA leased several sites, including sites in Waltax Road (Chennai), Ajmer (Rajasthan), Bijwasan (Delhi), Kharagpur and Solapur (Maharashtra), for a total lease premium of Rs 16.22 billion. This includes railway assets worth around Rs 75.4 million to be developed in Kharagpur Railway Colony.
RLDA recently awarded the station's redevelopment works for CSMT Railway Station based on an Engineering Procurement and Construction (EPC) model.
