Under the new guidelines, apartments in the MIG category can now be up to 968 square feet in size, up from the previous maximum of 1,722 square feet.
The Maharashtra government has revised the guidelines to change the permitted carpet area of apartments to be built and sold through the lottery mechanism of the Maharashtra Housing & Area Development, the state government's node agency, and the statutory housing authority.
The carpet surface cover for the HIG category has been expanded from 2,152 square feet to configurations larger than 968 square feet.
The economically weaker section (EWS) and the low-income group (LIG) are not allowed to apply for HIG segment flats, according to the state administration. Previously, applicants from these categories were eligible to apply for all apartments, regardless of category.
Under the revised rules, candidates from the EWS category can apply for apartments in the EWS and LIG segments, while applicants from the LIG segment can apply for apartments in the LIG segment and MIG. Similarly, MIG and HIG flats are open to potential home buyers. However, the government resolution (GR) stated that HIG homebuyers could only apply in their category.
A person with an annual income between Rs 6 lakh and Rs 9 lakh falls within the EWS and LIG category in areas such as Mumbai Metropolitan Region (MMR), Pune Metropolitan Region Development Authority (MRDA) and Nagpur, among other cities with a population of more than 10 lakh.
An applicant falls into the MIG if their annual income is up to Rs. 12 lakh; applicants who earn more than that are considered to belong to the high income group. All flats currently being built or that will be built in the future under various MHADA projects and on land plots allocated by the development authority will be subject to the amended guidelines.
